Nashville contractors throw 'vapor barrier' and 'encapsulation' around like they're the same product. They're not, and the difference is usually $3,000 – $5,000. Here's how to know which one your crawl space actually needs.

Vapor barrier installation: the entry-level fix

A vapor barrier is plastic sheeting (typically 6-mil to 12-mil) laid across the dirt floor of your crawl space to slow ground moisture from evaporating up into your home. Seams are overlapped but not always sealed. Walls are usually not covered. Vents stay open. Cost in Middle TN: $1,800 – $3,200.

Full encapsulation: the permanent fix

Encapsulation uses a heavy 20-mil reinforced barrier across the floor AND up the foundation walls, all seams mechanically sealed, vents closed off, and a dehumidifier added to control the now-conditioned space. The crawl space effectively becomes part of your home's envelope. Cost in Middle TN: $4,500 – $8,500.

How to know which one you need

Use the 70% rule. Put a cheap hygrometer in your crawl space for a week in July. If readings stay below 65% relative humidity, a vapor barrier is probably enough. If you see 70%+ for days at a time — which is most of Davidson, Williamson, and Wilson counties from May through September — you need full encapsulation. Vapor barrier alone in a 75% humidity crawl space just gives mold a cleaner floor to grow on.

The middle path nobody talks about

If budget is tight, install the 20-mil barrier on floor and walls now, seal vents, and skip the dehumidifier. Re-check humidity in a year. About 30% of homes can hold under 60% RH without active dehumidification once the source moisture is sealed off. The other 70% will need to add the unit later.
